PCS to Oʻahu

Buying a home on a PCS move.

Orders to Oʻahu? Here’s how to buy with your VA loan, plan around your report date, and pick a neighborhood that works for your commute.

VA loan basics.

The short version. Your lender will walk you through the rest.

Usually no down payment

With full entitlement, most VA buyers can buy with no down payment. Your lender still sets how much you can borrow from your income, credit and debts.

No monthly mortgage insurance

VA loans don’t carry PMI, so your monthly payment stays lower than most low-down-payment loans.

One-time funding fee

Most buyers pay a VA funding fee, which can be rolled into the loan. It’s waived for eligible veterans with a service-connected disability and eligible surviving spouses.

Start with your COE

Your Certificate of Eligibility shows your entitlement. Most lenders can pull it for you in minutes.

Your PCS timeline.

Work backward from your report date.

  1. Orders in hand

Get pre-approved early. Lenders use your orders to count your Hawaiʻi BAH and to confirm you’ll live in the home.

  2. Pick your area

Start at your base and work out. Traffic on the H-1 shapes daily life here, so the drive matters more than the miles.

  3. Shop from anywhere

Tour by video, save homes with the shaka, and line up in-person showings for your house-hunting trip.

  4. Offer and close

Plan for several weeks from accepted offer to closing. Your agent and lender set the dates around your move.

  5. Move in

VA loans are for homes you live in, generally within about 60 days of closing. If you’re deployed, a spouse moving in can usually count. Ask your lender.

Good to know on Oʻahu.

Things that catch mainland buyers by surprise.

Condos need VA approval

To use a VA loan on a condo, the building has to be on VA’s approved list. Check before you fall for a unit.

Leasehold vs fee simple

Some homes and condos are leasehold: you own the home but lease the land. VA has extra rules for it. Check the tenure on every listing.

Watch the HOA fee

Condo fees here can be high, and they count in your monthly payment and what you qualify for. Look at the fee before the price.

Flood zones

Some areas sit in flood zones and need flood insurance. Get a quote early so it doesn’t surprise you at closing.

Budget with your BAH.

Lenders can count BAH as income. Look up your Oʻahu rate, then see the full monthly cost in Plan your purchase.
